The Stonegrove regeneration scheme is a multi-phase project located in Edgware, Middlesex. The estate originally comprised approximately 600 homes that were built in the 1960’s and 1970’s, in a range of tower and maisonette blocks.
The Project
A combination of high energy costs and the poor state of the buildings led Barnet Council to put forward a regeneration proposal. Mobilise was invited to support Family Mosaic Housing Association (now merged with Peabody) to develop the purpose, feasibility and business modelling for a new community facility as a part of the regeneration.
Our Approach
Mobilise supported a group of residents to involve the wider community, and developed a clear understanding of their needs. A demand analysis understood the future demand for the new facility, and a supply analysis established the context of wider Edgware public services and community facilities, and met with potential anchor tenants, nurseries and pre-schools. Mobilise also supported the stakeholders through a complex joint feasibility process about whether to build the centre separately or as a shared building with St Peter’s Church.
Mobilise was retained to continue work on this project developing a clear plan for the Stonegrove Community Trust, recruiting and training residents to run the Trust and supporting the design process with both business planning work and negotiations with potential partners and tenants.
Impact
The new community hub OneStonegrove opened in 2018. The £4.2 million state of the art building is home to St Peter’s Church, Little Leaders nursery and F.U.S.E Youth Project. Facilities include two large halls, a treatment room, a chapel, meeting rooms, offices, and a baptism pool.
